Planning & Building Control

Planning Permission for Extensions

Many rear and side extensions fall within Permitted Development, but limits apply to size, height and proximity to boundaries. We assess your property at survey and advise before you commit.

  • Single-storey rear extensions: typically up to 4m (detached) or 3m (attached) under PD — subject to conditions
  • Side extensions: width and height restrictions apply; some require planning permission
  • Double-storey extensions: usually require full planning permission
  • Conservation areas, Article 4 directions and listed buildings have stricter rules
  • We advise on Lawful Development Certificates for PD projects — valuable when selling

Permitted Development for Extensions

Permitted Development allows certain extension work without a full planning application. We never assume PD applies — we verify against your property, neighbours and local constraints.

  • Maximum eaves height, overall height and distance from boundaries must be checked
  • Prior Approval required for larger rear extensions (3–6m detached, 4–8m detached under prior approval scheme)
  • Materials must be similar in appearance to the existing dwelling where visible
  • PD rights can be removed by Article 4 directions — common in some MK estates
  • We confirm PD status at your free survey

All structural extension work must comply with Building Regulations — covering structure, fire safety, insulation, ventilation, drainage and electrical safety.
